Summertime is for Sealcoating
Ideally, sealcoating is done in the summer months. Too often, however, we procrastinate and then as fall approaches, calls are made to the overbooked asphalt contractor to seal coat any asphalt paved areas before the winter months.
The warm summer months make sealcoating quick and easy. Drying is speeded up, which enables you to use your asphalt areas faster.
Freezing and thawing during the winter months can cause considerable damage to the asphalt paved areas. Water will penetrate and existing crack and loosen the soil beneath. The cracks will eventually widen and the asphalt will collapse. Hence the reason for sealcoating during the summer months.
If sealcoating is postponed until the fall months, you may not get the same result you would if it were done during the summer months. For sealcoat to cure properly the temperature has to be above 50 degrees. Some crack repairs may be done in the cold months, but not once the snow comes. Long term planning for asphalt maintenance will save you time and money.
The sun is harsh on paved areas. Sealcoating your asphalt paved areas is comparable to using sun block. Ultraviolet radiation can cause damage to asphalt paved areas and contribute to the cracking. More reason to seal coat your paved areas during the summer months and fill in any cracks before the winter.
Sealcoating protects and preserves your asphalt. It prevents oil from seeping through to the soil and serves as a barrier to prevent water from seeping into cracks and underneath. It also protects against the harsh rays of the sun from dulling the look of your driveway or parking lot. It ensures that your asphalt paved areas are protected and are aesthetically pleasing.
Remember, repair your asphalt areas when the weather conditions are at their best. Don't wait until the fall when the asphalt contractor may already be booked to get your driveway sealcoated.
